Summary:
Under the direction of the Regional Vice President, responsible for all phases of operating the property, including but not limited to the general administration and maintenance; to direct and supervise all personnel and resources to achieve the fiscal goals of the Company while maintaining the property in good physical condition.
ESSENTIAL DUTIES AND RESPONSIBILITIES :
Operate the property under Company guidelines and policies to achieve property financial and occupancy goals.
Responsible for the leasing of the community; ensuring through supervision of the office personnel that all leasing techniques and methods required by the Company are being used effectively and in a professional manner to maximize occupancy.
Responsible for the thorough knowledge, implementation and enforcement of company policies.
Ensuring through constant supervision and review that all personnel are operating within those guidelines.
Subject to the approval of the Regional Vice President, interview, hire, counsel and terminate employees; Address personnel issues effectively and ensure employee resources are used efficiently; Train and be responsible for the work performed by all personnel under direct supervision.
Inspect the community daily and direct supervision of maintenance personnel to ensure curb appeal, service request completion and the scope and quality of the make ready process is consistent with Company guidelines and expectations; Ensure capital needs, life/safety issues and deferred maintenance items are identified in a timely manner.
Review and sign all Rental Agreements and Addendums; Collect rents and ensure delinquent accounts are pursued and processed for eviction in a timely manner; Inspect, approve and sign all applications, move-out dispositions, invoices, payroll forms and Rent Roll input.
Maintain marketing and promotional efforts to ensure adequate traffic and leasing activity; Have adequate knowledge of comparable communities within the subject submarket and be able to translate knowledge into a selling benefit for the subject community.
Accurately complete marketing surveys.
Monitor unit turnover, vacancies, rent levels, delinquency, expirations and renewals to maximize income and control expenses.
Responsible for ensuring all personnel operate within OSHA (Occupational Safety & Health Act) standards and that Company safety policies are complied with at all times.
Responsible for procuring capital bids effectively and in a timely manner and to ensure capital projects are performed within agreed scope of work; Direct and supervise work performed by outside contractors.
Responsible for following instructions given by Regional Manager and/or Regional Vice President and for keeping RM/RVP informed of property, personnel and resident-related issues as needed.
Responsible for maintaining good relations with residents, ensuring efficient and courteous response to service requests and maximizing resident retention.
Responsible for completing administrative duties (e.
g.
, payroll, weekly & monthly reports, invoices, deposits, move-out dispositions, etc.
) accurately, on time and in an accurate, organized manner.
Responsible for using good judgement, maintaining a positive attitude and taking initiative to solve problems and tasks.
Responsible for setting and enforcing an acceptable standard for attendance, tardiness, reliability, appearance and professionalism for all personnel.
